Negative drainage
is a major cause of foundation damage in North Texas. Depending on the moisture level of the soil when a foundation was poured, and depending
on the lay of the land, negative drainage can badly damage a structure.
When too much moisture
accumulates next to a home, upheaval is likely. The signs of damage are very similar to settlement but instead of dropping,
areas of the building are raised above original grade. To compensate by piering and lifting areas still at original grade,
structural damage can happen to the structure. This is why experience is so important.
One must have years of experience actually working on foundation damaged structures
to tell the difference.
