These cities are where I do most of my consulting. The soils are extremely expansive and structures in the areas of these cities are extremely hard hit by foundation damage. 


These cities are also extremely hard hit by foundation companies selling piers. I would estimate that at least half of the piers sold in these areas are either premature or completely unneeded.


Expansive soils by the very definition expand. When these soils expand they lift foundations up and off of their original grade. They expand because of moisture, such as rain water, finding its way into the soils. This is usually due to bad drainage. Often it is caused by water leaks. These leaks may be from incoming water lines or outgoing sewer lines. They may also be from sprinkler lines, swimming pool lines or city water, sanitary sewer or storm drains.


While many foundation repair companies mention leaks and suggest test for leaks it is usually for after their piers are installed. The truth is that the finding and repair of leaks should be done a year to two years prior to any attempt at using piers.


Once a leak is found the soil under the slab should be allowed to dry, which is a long and slow process. As the soil dries, the home often returns to near as built position. When this is allowed to happen, in the majority of cases, the need for piers is dramatically reduced or eliminated. If piers are installed prior to fixing the leak, the likelihood of it ever returning to near “as built” is greatly reduced and you are out the cost of the piers.
