These cities are where I do much of my consulting. These are also areas of highly concentrated foundation failures. The foundations fail because of the soil. The soil either shrinks, swells or migrates out from under the foundation. In most cases the movement can be stopped and often reversed without the costly expense of piers. Management of the moisture levels in the soil are usually the answer. The shrink swell must be limited before movement will stop. Piers cannot and do not stop soil from swelling and moving your home. Even in times of extreme drought, moisture trapped under your home foundation can be the cause of wall and floor cracks and doors sticking. Jumping into piering without outside advice from an independent, knowledgeable source is not in your best interest. Beside the cost of piering which can be high, the use of piers in the wrong circumstances can cause extreme stress on your home. Understand the cause before you buy a solution. I can help. These cities are also extremely hard hit by foundation companies selling piers. I would estimate that at least half of the piers sold in these areas are either premature or completely unneeded.


Expansive soils by the very definition expand. When these soils expand they lift foundations up and off of their original grade. They expand because of moisture, such as rain water, finding its way into the soils. This is usually due to bad drainage. Often it is caused by water leaks. These leaks may be from incoming water lines or outgoing sewer lines. They may also be from sprinkler lines, swimming pool lines or city water, sanitary sewer or storm drains.


While many foundation repair companies mention leaks and suggest test for leaks it is usually for after their piers are installed. The truth is that the finding and repair of leaks should be done a year to two years prior to any attempt at using piers.


Once a leak is found the soil under the slab should be allowed to dry, which is a long and slow process. As the soil dries, the home often returns to near as built position. When this is allowed to happen, in the majority of cases, the need for piers is dramatically reduced or eliminated. If piers are installed prior to fixing the leak, the likelihood of it ever returning to near “as built” is greatly reduced and you are out the cost of the piers.

You can call some foundation companies who will send out commissioned sales people who get paid by the number of piers they sell.

The foundation companies usually give free estimates.

The more piers they sell the more money they make. That is incentive.

My fee is set, I have no incentive to suggest expensive repairs you don't need.

I often get to tell people that they do not need piers. I always tell people how to maintain their homes to prevent, stop and often reverse their foundation problems.
