Even a small crack inside or outside a house can signal foundation problems such as heaving and settling. Fixing the damage now, rather than later, could save lots of money.

There are smaller repairs you can make that cost hundreds of dollars as opposed to several thousand dollars, but when you don't properly maintain a foundation, the damage grows each year.

Options are available that usually cost less than $1,000 that include adding downspout extensions, drainage control and proper watering. I can provide a custom plan for the need of your home.

When walls are separating, door are sticking and floors are sloping it's time for more expensive -- and invasive -- repairs. Often there will be damage to the yard. Workers with digging equipment excavate around the house, ripping out landscaping. Depending on the contractor and the method of repair, the yard damage can be controlled and limited.

Besides the usualproblems an ailing foundation and bad drainage can lead to:

Termite trouble. The wood-eating insects can get inside the house through the cracks and weep holes.

Mold. If moisture is getting inside the walls, or under the slab or in the crawl space, mold can grow, aggravating allergies and other health problems.

Water causes most foundation problems. Too much water causes the soil to swell while not enough causes it to shrink. If the soil shrinks or swells uniformly, there may not be foundation problems. However when part of the foundation heaves or settles, that's when damage begins.

Trees also can wreck a foundation. Growing roots can cause upheaval and water consuming roots can cause settlement.

Finding the right foundation repair company and the right product is crucial, because often, un-necessary piers are sold and the true cause of the problem not addressed.
