If you are buying a home.
If you are looking to buy a home, new or pre occupied, a
foundation evaluation by a professional can save you much heartache and possibly thousands of dollars.
While a new home will usually come with a warrantee, either by the builder, a separate home owner warrantee company
or both, the foundation criteria for help is often the house must be either unsafe or un-sanitary. Unsafe meaning
doors sticking to the point that getting out in case of fire would be a problem. Unsanitary means foundation related plumbing
leaks that are capable of causeing mold and other health issues. The point being that the home must usually be in extreme
shape for the warrantee company to fix it. Bad enough shape that you won't want to wait. I can help foe see problems by
analyzing the soil, the foundation system, the drainage, the guttering and your proposed planter design. These areas can cause
or prevent foundation problems and must be correct to assure structural stability.
A pre owned home
can be affected by the above problems and a few more. Although required by law to either disclose all know defects, or sell
"as is" many people are not really aware of what they are suppose to disclose, and more than a few sellers think
painting and patching takes the place of disclosure. A through examination by a foundation professional really comes in handy
here. Above and beyond structural construction, soil, drainage and maintenance issues, I look for concealed structural defects
often covered up by painting, patching and quilted wall coverings. Grout is often replaced, bricks are cut out and replaced
and even major structural repairs go undisclosed or undetected. This is where I come in handy.
These
are but a few of the reasons you need a "friend" in your corner when dealing with real, perceived or potential foundation
problems. For a few dollars, I can be that friend. I'll re-assure you if your problem is not structural. I will show you
how to prevent or stop problems with simple maintenance. If structural problems exist, I will explain your options and help
you find a good contractor, with a good product, at a reasonable price. We will also avoid excess repairs, which could save
you thousands of dollars
