Pier and Beam (crawlspace)

 

The majority of pier and beam construction in North Texas dates from the late 1800's to the 1950's. Many older P & B homes are of frame construction with some type of none brick siding. Many do not have concrete foundations and are supported with wood planks or post into the ground and post, rock or bricks stacked to support the floor.  These structures must be brought up to modern standards in order to become saleable. FHA and conventional lenders require no wood to be touching the soil. Often the repair and updating of these homes and building need considerable work, and it must be done correctly.

 

Pier and beam homes constructed since the fifty's usually include concrete foundations with poured concrete supports or piers under the floor. 

 

Most P & B structures fail either because of plumbing issues under the floor or more often due to soil movement under and around the outer foundation. The movement of the perimeter foundation will often displace the integrity of the floor support piers. When foundations move and settle or heave, they must be addressed before the floor may be leveled.
 
Crawl space should allow enough room for tradesmen such as plumbers to have access. Drainage should be such that the soil in the crawl space remains dry.
